Our application process is straight-forward and fast.
We use the Texas Association of Realtors application form. Simply submit the form with your $35 non-refundable application fee, and we will get back to you within 72 hours.

Our Deposit Policy
The security deposit required is generally equal to one month's rent; however, the amount required is determined by the Landlord and will be listed on the property information sheet.
Some homes allow pets. On those properties there will be a non-refundable pet deposit.

Renter FAQ's
- Q. How long does it take to find out if my application is accepted?
- A. Generally, our application process takes 3 business days from when you turn your application back in to us.
- Q. What if I have bad credit? Am I automatically ineligible to rent a property?
- A. Not necessarily. You have the right to write an explanation of the reasons for your credit worthiness. We understand that everyone faces challenges and that does not necessarily mean you won't be a good rental candidate.
- Q. Whose name must go on the lease?
- A. All people who will be occupying the property that are 18 years of age or older need to be identified on the lease and fill out a rental application. People who do not need to be on the lease are guests - and we define a guest as someone staying 30 days or less on the property.
- Q. When is my rent due and when is it considered late?
- A. Your rent is due on the 1st of the month and considered late on the 4th of the month. You have until close of banking on the 3rd day of the month to have your rent submitted to our Lone Star Bank Management Account. See your lease for your specific late fee amount. Your rent payment may be automatically deducted from your checking account by ACH payment also.
- Q. Are pets allowed in your properties?
- A. Some owners will allow pets in their properties and others will not. For all pets there is a non-refundable pet fee for each pet.
- Q. How do you handle repairs?
- A. We request that you call our office when there is something on the property that requires maintenance or repair. Or you may also send a Repair Request to us by fax. Depending upon your specific lease, part of the initial repair cost may be your responsibility. Under no circumstances are you to perform a repair without prior permission and submit a bill to us for reimbursement. There is a 24-hour emergency number for emergency repairs. See your lease for a list of conditions that are considered emergencies.
- Q. How do I get my security deposit back?
- A.30 days prior to the expiration of your lease you must notify us in writing of your intent to vacate. At that time we will give you a move-out form that specifies eveything you will need to do to receive your full security deposit back (click here for our Move-Out Form). Upon vacating your unit, we will do a move-out inspection with you. We will go through the property to assess that only normal wear and tear have occurred to the property. We use the Move-In Condition Form you filled out when you first moved in to determine what conditions existed at the start of your occupancy. If all is in the same condition as when you originally took occupancy – with the exception of normal wear and tear – and you have fulfilled all the provisions of your lease, you will receive your security deposit back within 30 days. If there is damage to the property, the cost of the repairs will be deducted from your security deposit.
